The proposed community, though seemingly rural, is only 13 miles from downtown Indianapolis and located north of and adjacent to Four Oaks. North and east of the site are large rural home sites while active farmland lies west of the site. Kensington will be separated from Four Oaks by a large stand of mature trees bordering a creek that will extend up into Kensington effectively separating the Cornerstone Collection area of the community from the Venture Collection area of the community. Though all residents in the proposed community will have a Danville address, the Cornerstone section of the community will be served by the Avon school system while the Venture section will be served by the Danville school system. While both school systems received an A rating from the Indiana Department of Education, the Avon school system is more sought after than Danville.
